Baker Botts’ real estate group handles a wide range of sophisticated real estate transactions for a broad array of industrial, infrastructure and energy projects. We have unparalleled experience in harmonizing the divergent interests of multiple owners on integrated plant sites. We are familiar with the nature of the arrangements necessary, and the sometimes unanticipated long lead times this work can require. We routinely create and negotiate ground leases, reciprocal easement agreements, pipeline agreements, shared infrastructure and other services arrangements, operation of joint facilities, site operations by one plant owner for the benefit of other plant owners and shared ownership arrangements for infrastructure assets. We handle other aspects of industrial operations, such as long-term product sales agreements to contracts that run with the land, and environmental cleanup issues at sites owned by multiple parties where plant operations will be affected.
In the electric power area, we have extensive experience in acquisition and disposition of gas- and coal-fired plants, as well as in the development, financing and disposition of wind farm, solar and other renewable energy projects in many states. Similarly, we have been involved in all aspects of the gas pipeline and gas storage industry on behalf of integrated natural gas pipelines and customers of such pipelines. We have also acted for developers of new storage projects, as well as for sellers and buyers of unbundled gas storage services.
