We represent some of the most sophisticated and well-respected landlords in the United States. As a result, we know how landlords think and what they will and will not give to a major tenant. We also know what lenders will agree to and, as a result, what makes a tenant lease capable of being financed.

We also represent all types and sizes of tenants, including many large corporations in the negotiation of build-to-suit, headquarters and other major office leases in connection with relocations, extensions and expansions.

Our lawyers are particularly experienced in structuring and negotiating build-to-suit leases and other corporate headquarters leases. These transactions require particular focus on provisions that have a significant economic impact on the tenant as well as those that are critical to the tenant’s operations and the flexibility necessary for the use of a headquarters facility for the duration of a long term lease. Our lawyers understand the issues that are unique to build-to-suit and headquarters leases.

In representing landlords and tenants with respect to leasing, we are often required to draw upon our lawyers in other disciplines to address issues relating to tax strategy, tax incentives, financing structures, trial and arbitration procedures, privacy, land use and environmental.
